Automating an Existing Gate in Malvern: What Works, What Does Not and What It Involves
Walk any street in Malvern, Armadale or Glen Iris and you will pass dozens of manual gates: wrought-iron pairs on Edwardian frontages, timber gates behind hedges, steel sliders on driveways added in the eighties. A good share of them could be automated tomorrow without replacing the gate. Some could not. This is how to tell the difference, and what actually happens when a gate is retrofitted.
Why retrofit rather than replace?
The obvious reason is cost. A retrofit is a motor, safety devices and a day's installation. A new automated gate is all of that plus the gate, the posts or piers, and the removal of what was there. On a gate that is sound, the difference is substantial.
The less obvious reason, and the one that matters most in Stonnington, is that the gate you have often suits the house better than anything you could buy today. A period iron gate that has been on a Malvern frontage for a century is part of the property. Automating it keeps it.
What makes a gate a good candidate
It moves freely
A motor will not forgive a gate that a person has to shove. If your gate drags on the ground, binds partway through its swing or needs a lift to latch, the hinges, rollers or track need attention before automation. That is usually a small job, but it has to happen first.
The posts or piers are solid
Automating a swing gate puts a repeated, uneven load on the hinge post every time it opens. Brick piers with cracked or hollow cores, timber posts that have rotted at the ground line, or steel posts that move in soft clay after a wet winter will not hold up. Sliding gates put their load on the guide post and the track instead.
The gate itself is sound
A timber gate that has sagged into a parallelogram, or ironwork with a rail rusted through, may need repair or bracing before it is worth putting a motor on. Surface rust and tired paint are not a problem in themselves.
There is somewhere for the motor to go
Swing gates need clearance for an above-ground arm, or a spot at the hinge for an underground unit. Sliding gates need room beside the opening for the motor and, on a tracked gate, a straight run for the rack. Very tight openings between brick piers sometimes rule out the cheaper options.
How period gates are handled
This is the question we are asked most in Malvern and Toorak: can it be done without spoiling the gate? The answer is nearly always yes.
- Underground motors sit in a housing in the ground at the hinge point. From the street there is nothing to see. They cost more than an above-ground arm but on an iron gate they are the difference between a job that looks right and one that does not.
- Photocells — the safety sensors across the opening — can be mounted in slim housings on the piers or fence, in finishes that sit quietly against brick or render.
- Keypads and intercoms come in flush and slimline styles that do not dominate a Victorian entrance.
If the property is in a heritage overlay, it is worth a call to Stonnington council before you commit. Discreet automation is generally treated as a minor, reversible change, but the council is the final word on planning matters and we would rather you asked than assumed.
What a retrofit actually involves
For a straightforward gate, one day:
- Prepare the gate. Any hinge, roller or track work happens first. On a sliding gate the rack is fitted along the gate.
- Fit the motor. Above-ground arms bolt to the gate and post; underground units go into a housing set into the ground at the hinge; sliding motors mount on a plinth beside the opening.
- Run power. Usually from the house to the gate, in conduit. If you want an intercom or keypad, this is when its cabling goes in too.
- Fit the safety devices. Photocells across the opening, and a safety edge where the gate design calls for one.
- Set it up. Travel limits so the gate stops where it should, force settings so it stops and reverses on contact, auto-close timing if you want it, and your remotes programmed.
- Test. Every gate is tested to stop and reverse on obstruction before we leave.
If the piers need work or the ground is difficult, add a day.
When a retrofit is the wrong call
Sometimes we look at a gate and tell the owner not to automate it. A gate that needs major repair, on piers that need rebuilding, across an awkward opening, can end up costing more to retrofit than to replace with a gate designed for automation — and the new one will be more reliable. Where that is a genuine question we quote both so you can decide with real numbers rather than a guess.
Controls, and thinking ahead
A retrofitted gate gets the same controls as a new one: remotes, a keypad, a phone app or a video intercom. The cheapest time to add any of these is while the trench for the power cable is open. Even if you only want remotes today, having the conduit run for an intercom costs very little and saves digging up the garden later.
The short version
If your gate moves freely, hangs on solid posts or piers and is structurally sound, it can almost certainly be automated in a day, and a heritage gate can be done without anything visible from the street. If it is not, the repairs are usually small, and we will tell you honestly if a new gate would be the better value.
